The complete restoration of a Grade II listed building in Padstow, cottage front with chapel hall and large utility room.
We originally stated doing minor repairs on this property, fixing doors and hinges etc. Once on site, these minor repairs grew into repairing the roof of the chapel and the rear side of the cottage roof and the utility. The client then appreciated the need for complete renovation and asked us to be involved. As the cottage is Grade II listed, we had to contact and liaise with listed building control and needed to bring in the expertise of a structural engineer.
This property was challenging because almost 90% of all timbers were rotten and had woodworm. We have managed to replace these timbers with timber of the same age, supplied to our exact specification by Winkleigh Timber. We have tried very hard to keep everything locally sourced and in keeping with the property. The pointing on the front elevation was raked out and completely redone and with new windows, this has been transformed.
Every part of the property that was below ground level has been tanked using a product called ISA Tanking, a three layer system you can brush on that creates a watertight seal with a sand and lime mix on the top.
One of our favourite jobs so far as it has tested all of our skills.
